April, 2010.
We have been working all winter, putting in home sites on most of the tracts of land we have, as well as cutting down trees that block the views. We have a very beautiful place for people to live or at least spend their summers here. We had a better season last year than any other developer or realtor in this area and we expect to sell out this summer or be close to being sold out. We have repriced our tracts of land to conform to the lower market now. If you have looked at our website before, please Click Here to see what the descriptions and prices are now as well as what has been sold.
Because of the upturn in the market, we feel we will be sold out this summer. Therefore, it would be wise for you to come early to get the best tracts to choose from. Call us, let us know when you will be coming and we will set back that time to show you as much as we can to help you make a decision. We generally have our field supervisor or road man along with us in order to explain to you the best way to place your house on the lot and answer any construction questions that you may have. We can also furnish you with a list of contractors in this area if you are ready to build right away. However, we do not require a time limit for building.

When one is looking for mountain land, the first thing you should ask about is What is the altitude? The higher up the altitude, the cooler it is going to be in the summer. Wildcat Knob is 3,000 to 3800 in altitude. When the leaves came out on the trees in downtown Bryson City, it was still over a week before they came out in Wildcat.
Another thing to look for is How fertile is the soil here. Will we be able to obtain a septic tank permit? To get a septic tank permit, one must have land that “perks”, meaning the ground will absorb the fluid from the septic tank at a reasonable rate.
Wildcat Knob was all engineered by an engineer here who has never been turned down by the state erosion board when he designs roads and house sites. He has designed every one of our developments since 1984. He camps out on the virgin land for several days and walks the land, observing where house sites can be placed because the septic tank could be placed nearby. Of course he know that a septic tank run off field can not be put on disturbed land. Even an old logging road bed is considered disturbed land. So needless to say, none of our new owners have ever been turned down for a septic tank.
So this leads me to say again that one should buy from an experienced developer. There is more to developing land for residential use than one might think.
Please check back next week and we will add more interesting topics to help you decide about purchasing mountain land.

The first thing everyone who is looking for property of any kind needs is a checklist of what to look for. Without this you’re bound to overlook at least one important aspect. Remember, avoid future disappointment by preparing yourself first! As you may already know I have a checklist on the website at http://www.wildcatknob.com/checklist.htm.
In the comings weeks I’ll be expanding on most of the items on the list as well as bringing you up to date on what’s happening in the Bryson City and Swain county mountain property market. We’ll also be answering some of your questions. As always, if your interested in land tracts in the area, feel free to contact me, AE Williams. I’m the most experienced developer in the area (since 1981) and Wildcat Knob is my 16th project. You may call 800-810-1590 or go to any of the request forms on the website and I’ll get back to you shortly.
