Wildcat Knob Mountain Land Buyers Information

When one is looking for mountain land, the first thing you should ask about is What is the altitude?  The higher up the altitude, the cooler it is going to be in the summer.  Wildcat Knob is 3,000 to 3800 in altitude.  When the leaves came out on the trees in downtown Bryson City, it was still over a week before they came out in Wildcat.
 
Another thing to look for is How fertile is the soil here.  Will we be able to obtain a septic tank permit?  To get a septic tank permit, one must have land that “perks”, meaning the ground will absorb the fluid from the septic tank at a reasonable rate. 
 
Wildcat Knob was all engineered by an engineer here who has never been turned down by the state erosion board when he designs roads and house sites.   He has designed every one of our developments since 1984.  He camps out on the virgin land for several days and walks the land, observing where house sites can be placed because the septic tank could be placed nearby.  Of course he know that a septic tank run off field can not be put on disturbed land.  Even an old logging road bed is considered disturbed land.  So needless to say, none of our new owners have ever been turned down for a septic tank.
 
So this leads me to say again that one should buy from an experienced developer.   There is more to developing land for residential use than one might think.
